Job Title: Community Lead 

Basic Job Function 

Granite Management LLC is seeking a Community Lead (CL) to service multiple needs including but not limited to: primary implementation and oversight of all property specific tasks including but not limited to: leasing and marketing strategy/execution and oversight, maintenance oversight & efficient operations of the property, and budget monitoring/enforcement. The CL reports to the Regional Property Supervisor (RPS) with frequent interaction and on site visits. Each area would ideally include the knowledge, skills, and abilities as detailed below.

Scope of Responsibilities 

Oversight 

● Responsible for property leasing metric management, monitoring and accountability to RPS 

● Responsible for managing activity and output of all property specific staff

● Manage all vendor/subcontractor relationships 

● Determine Marketing Liaison (ML) capacity utilization necessary to effectively perform work required while limiting both over and under staffing

● Maintain general compliance from a governmental/legal, lease/contract, safety and all other enforceable items 

● Monitor internal compliance on all technician related standards 

● Help maintain all supporting digital and physical information and files

 

Leasing and Marketing 

● Successfully meet renewal leasing targets for existing tenants 

● Sign new leases to meet property leasing goals 

● Identify the most effective marketing path for the property while maintaining the integrity of the marketing budget 

Budget 

● Assist RPS and CFO in formulation of pro forma annual property budget by assigned deadline each year 

● Monitor applicable individual property budget on an ongoing basis as frequently as required for effective performance 

● Address all significant budget variances and develop immediate plan of action

Job Title: Director of Leasing, Marketing & Support


Basic Job Function 

Serves as the primary leader for leasing, marketing and customer service utilizing market knowledge and strategies while upholding Granite’s cultural values of humility, integrity and accountability. As a member of the leadership team, frequent interaction, involvement, and collaboration with other company leaders and property owners will be expected.


Scope of Responsibilities

  • Highly knowledgeable of Granite managed properties including property locations, attributes and amenities

  • Actively monitor market conditions and provide regular feedback, insights, and recommendations regarding leasing and pricing strategies, trends, and opportunities across different markets Oversee best practices across leasing, including sales acumen and customer interaction, with the aim of refining processes and improving lease conversion rates

  • Research and implement state of the industry incentive bonus programs, with applicable metrics that lead to optimization of client and Granite profitability, while fostering staff retention and motivation Guide and support leasing managers and leasing staff using market expertise, experience and understanding to enhance their performance

  • Lead the marketing department, utilizing both in-house personnel and external contractors to deliver effective marketing strategies to drive brand awareness, new leases and renewals

  • Enhance marketing deliverables to property owner clients, including the creation of comprehensive CSMP (Consolidated Strategic Marketing Program) annual reports and property-specific marketing campaigns, including lease-up programs

  • Provide forward-facing communication with key property owner clients or prospects, delivering leasing and marketing initiatives that are best in class

  • Lead remote customer service team managing resident interactions, shared inbox, and ticketing software across markets, setting performance targets, and ensuring prompt accurate issue resolution

  • Organize and lead regularly scheduled trainings for leasing staff in the areas of sales, customer service, and fair housing regulations

  • Manage ancillary programs aimed at enhancing resident services with an emphasis on implementing revenue opportunities that create value for Granite, its clients and residents

Job Title: Regional Property Supervisor – Indianapolis

Basic Job Function

Granite Management LLC is seeking a Regional Property Supervisor (RPS) over the Indianapolis Market to service multiple needs including but not limited to: primary supervision and oversight of all property specific staff, both digitally and in person via regular and as necessary frequent site visits; at property specific levels oversight of maintenance & operations, oversight of leasing & marketing, process development & implementation related to maintenance & operations, leasing performance and monitoring/adjustments. The RPS works in coordination with the Regional Manager who reports to the Chief Operating Officer. As a member of the Supervisor Team, frequent interaction and involvement with other Supervisors and Managers will be standard. Each area would ideally include the knowledge, skills and abilities as detailed below.


Scope of Responsibilities

Oversight

  • Responsible for managing activity and output of all property specific staff

  • Development of all monitoring, accountability and performance metrics of all property specific staff

  • Ultimate authority and responsibility for all action and output of property specific staff

  • Determine capacity utilization necessary to effectively perform work required while limiting both over and under extension with the resultant ramifications

  • Responsible for property specific leasing metric management, monitoring and accountability to Regional Property Manager and COO

Process Development & Implementation

  • Develop any support systems for metric and analytical processes

  • Develop systems that are both scalable and repeatable (e.g. multiple regional operations, franchising/licensing)

  • Manage all vendor/subcontractor relationships
